This double-digit-bound acceleration represents an extraordinary housing performance for the province, which holds a small 1.20% weight in the national index.
The latest residential property price inflation trends indicate that while the Western Cape continues to lead the country at 11.2% annual growth, Limpopo has firmly secured the second-place spot, leaving other non-coastal provinces trailing behind.
Why is Limpopo property market surging?
Stats SA revealed on 3 September 2026 that the national index grew by 0.6% month-on-month, but Limpopo’s steady climb indicates a deeper regional shift.
Local buyers, priced out of Cape Town’s red-hot market or seeking more space, are increasingly turning to the north. Indeed, freehold properties across South Africa are vastly outperforming high-density sectional titles, a trend that aligns perfectly with Limpopo’s sprawling suburban and rural layout.
Although Limpopo’s small transaction weight means its direct impact on national inflation remains minor compared to Gauteng’s dominant 38.13% share, the province’s cumulative index has now reached 135.4 since December 2020.
This means property values there have appreciated by 35.4% over the last five and a half years, proving that high-growth investment opportunities exist well outside the coastal property boom.
