Ground Broken on R650m GrandWest Mall: A Vision Inspired by the Western Cape

The landscape of the Western Cape’s premier entertainment hub is officially transforming. Flanagan & Gerard Property Group, alongside Sun International’s GrandWest, have broken ground on the highly anticipated R650 million GrandWest Mall. Following a formal sod-turning ceremony, construction is now underway on the 22,000m² convenience mall, with its grand opening scheduled for June 2027.

The milestone marks a seamless joint venture—formally finalized in May 2026—with Flanagan & Gerard holding a 90% stake and GrandWest holding 10%. The single-level shopping centre enters its build phase with massive commercial momentum. Over 70% of the gross lettable area is already let, and another 20% is under offer. Shoppers can look forward to top-tier anchor grocery tenants, including a 3,000m² Checkers FreshX and a 2,500m² SuperSpar, alongside retail giants Dis-Chem, Clicks, and premier fashion brands from the Mr Price, Truworths, and Pepkor groups.

A Powerful Boost for the Cape Economy

Speaking at the ceremony, James Vos, Mayoral Member for Economic Growth for the City of Cape Town, praised the project as a massive vote of confidence in the local economy:

“Developments like this highlight the role of private sector investment in driving growth, creating jobs and strengthening the retail and commercial economy. Investments like GrandWest Mall motivate me to keep improving the conditions for investment and growth in our city.”

Vos highlighted that the city’s broader economic drivers—such as the Ease of Doing Business Programme and the global This Is Cape Town campaign—are perfectly complemented by world-class private developments like this one.

To ensure the project directly benefits the regional economy, the developers have made a strict commitment to local procurement. Preference is being given to Western Cape-based subcontractors, tradespeople, and material suppliers. Following a competitive procurement process, Cape stalwart Isipani Construction (established in 1960) was appointed as the main contractor. Construction will progress without any disruption to the existing GrandWest casino, hotel, or entertainment operations.

Architectural Aesthetic: Inspired by the Western Cape

Designed by retail architecture specialists MDS Architecture, led by partner Pierre Lahaye, the mall’s design is a direct love letter to the natural and cultural beauty of the region. Rather than a standard linear layout, the mall follows a gentle curve derived from the mathematical Fibonacci sequence. This structural choice evokes local coastal elements like ocean waves, shells, and sailing craft, while custom lighting installations subtly mimic West Coast lobster cages. Because of the curved design, no single sightline stretches the full length of the property, turning a simple shopping trip into a journey of discovery.

The material choices are deliberately organic, tactile, and authentic, incorporating exposed off-shutter concrete, natural timber, and metal sheeting to draw on the aesthetic of the Western Cape’s contemporary wine estates. This is complemented by a muted, warm, earthy colour palette that leaves individual retailers to provide the vibrant energy and interest.

The integration with the existing complex received particular care. A dedicated dining interface zone will feature family favorites like Panarottis, Ocean Basket, and RocoMamas, boasting external terraces positioned perfectly for northward views toward Table Mountain. With a flexible center court designed for events, boutique hotel-standard amenities, and a team dedicated to regional excellence, GrandWest Mall is poised to become a crown jewel for the local community when it opens in June 2027.
